Flake Garage Floor Coatings in Kelowna

A flake floor is the most popular garage coating in the Okanagan for a reason: it looks clean, hides dust and tire marks, isn't slippery when wet, and handles salt and slush from winter driving. Here's what goes into one and what it costs.

What a flake floor is

A flake floor is a layered coating system. The concrete is ground smooth, then a base coat goes down and coloured vinyl chips are broadcast into it while it's wet. Once it cures, the loose chips are scraped off and one or two clear topcoats seal everything in.

The chips give the floor its speckled, granite-like look. They also add texture, so the floor has more grip than a plain glossy coating.

Polyaspartic vs epoxy for a flake floor

  • Polyaspartic cures fast, so most garages are done in about a day and ready to drive on soon after. It's UV stable, so it won't yellow in a sunny garage, and it stays a little flexible through temperature swings.
  • Epoxy costs less per square foot but takes longer to cure, often several days before you can park on it. Most epoxies yellow over time with sun exposure.

Many installers use an epoxy or polyurea base with a polyaspartic topcoat to get the best of both. We'll tell you which system fits your garage.

Garage floor coating cost in Kelowna

Polyaspartic and decorative flake systems typically run about $5–$12 per square foot, and a double garage usually lands somewhere in the $2,400–$7,200 range depending on the system (HomeStars garage floor coatings cost guide). These are general market ranges, not quotes. What moves the price:

  • Square footage and the condition of the concrete
  • Cracks, spalling or old coatings that need to be repaired or ground off
  • The coating system and how many coats it gets
  • Extras like stem walls or steps

Why prep matters more than the product

Most coatings that peel fail because of the prep, not the material. A proper install starts with diamond grinding the concrete to open it up so the coating can bond, then filling cracks and pits. Concrete that holds a lot of moisture may need a moisture-tolerant primer. Acid etching alone, which is what most DIY kits rely on, rarely gives the same bond.

Common questions

How long until I can park on it?

Polyaspartic systems are usually walkable the same day and ready for vehicles within a day or two. Epoxy takes longer. We confirm the exact timing for your system when we quote.

Is a flake floor slippery?

Less than a plain gloss coating, because the chips add texture. Extra anti-slip grit can be mixed into the topcoat for more grip.

Will it handle winter salt and slush?

A properly installed polyaspartic flake floor resists road salt, oil and de-icing chemicals and cleans up with a squeegee and mop.
